Looking for value and advice on commercial lease.

Happy New Year! I'm looking for a real estate agent or anybody who can help me find the current value of a commercial property I am currently leasing. I'm considering to buy the property after a year of leasing and would like a second opinion from a professional. Thanks in advance.

 That tool is just for residential. I've tried it for commercial and everyone was clueless.
