self storage % rules and expectation

Hi all,

What are some good stats for self storage? I am looking at one that is pretty modern and has 24 hr automated security and gate etc. I have no clue what are good numbers to go off of, like is 0.38% price to rent GOOD? I'm assuming the amount of human involvement is lower than renting to tenants, but I don't know what to expect on insurance, taxes, management fee, common maintenance etc.

Hi Allen,

AJ Osborne and Mike Wagner give some good stats for self storage. I'd recommend AJ's book and videos. I also just joined Mike Wagner's Storage Rebellion University coaching group and it's pretty helpful!
