Please help/advise on selling/renting first property.

This is the first deal i am doing in real estate.Being little impatient maybe as well.Please kindly help.

I have brought a property (town home - 2 bedroom, dinning room,basement,deck) for 200k, did 5k worth work inside in June 2013.

This property is in edison,NJ - 08837. Now everything is brand new inside.The original plan was to keep it for 5-10 yrs and then sell it. For that 5 yrs i thought of renting it.

It has a tenent inside who is moving out by Oct 1. I have plan to move out of country by mid next year for few years.The new renting is taking time to materialize.I have listed in Craigslist, trulia etc. There are emails coming on/off from few people etc, but nothing concrete happening.Now i am thinking should i sell it or try to rent it for some time (like mid next year - 1 year lease). If i will sell it now, either i will make little money or likely even out on what i paid, or very little loss (no idea how that will go..but worst case won't sell for loss less than 5k).

Below are the dilemma i have.

Usually how long does it take to rent via Craigslist if the property is in good location.The rent is quite competitive with what i am asking (1800 /month) in the area.

If i list to sell, will it make sense, also the appraisal was done when i brought it was 200k, but zillow shows as 260k as zestimate for this property and original owner brought it for 270k 5 yrs back.How much should i list this for ?.

Also how much extra will it cost me to sell, and best way to list/sell by myself.
