Does anyone invest in HOTELS in TX??

I have an opportunity that is West of Fort Worth. Its an 84 door Hotel- currently not operational. But it does have huge potential. The seller was looking to turn it into student housing since there is a University around the corner, however he unfortunately got foreclosed on before starting the project. 

I have never worked a Hotel deal, so not sure what Investors look for when investing in a hotel. Does anyone have experience and know what will make this a sweet deal for someone?
