Hi. My name is Noman. We have moved to the area a few years ago. I am new to investing in real estate and looking at opportunities in the area. I wanted to get opinion from someone who invests locally. The market in the area is very hot right now. Is it advisable to invest right now or wait before there is a slight downturn?
How are the properties cashflowing in the market? What kind of properties is it advisable to invest in currently? Have there been cashflow issues with the pandemic?

Not directly in the valley but back in March I closed on a duplex in Waupaca, found it on the MLS, and after putting some work into it it's cashflowing over $400/month with a 20% COCROI. Maybe I just got lucky, maybe I saw what others didn't, who knows, but I think there is opportunity in the valley and surrounding areas.
I'd see what lists of properties you can pull using listsource and look for some off market if the on market properties aren't getting you the return or cashflow you're looking for. Depends where you look with listsource though because the Waupaca market doesn't have enough data for me to filter for multifamily properties so I'm trying to find a way to get that data.
