Private Money for Rental Properties

I have a couple who is looking to sell off their entire 32 unit portfolio. I want to offer on multiple properties, but don't have the cash personally. My cousin is willing to lend on the deal if I make it make sense to him. Outside of negotiations and getting a price that makes the deal make sense, how can I structure the deal? I want to use his funds for a 20% down payment and return his money as fast as possible.
