How to Analyze Warehouses?

Good morning Bp family. As I was following up with one of my leads he told me: "I am not quite ready to sell my residential property yet, but I have another opportunity that you would be interested in." He then went on to tell me about a warehouse that his neighbor owns and wants to sell ASAP. He also informed me not to contact the owner of the warehouse directly because the only way he would sell at a discount is through him (Basically he is trying to act as a middle man and wholesale the warehouse to me). He then gave me the discounted price and told me to reach back out if this price works for me. As I am not experienced in warehouse investing, I am actively researching this investment strategy but I still have not found answers to all of my questions. So, these are the current questions I still have:

How do I run numbers on a vacant warehouse?

How do I find tenants to occupy the warehouse when I acquire the property?

Do you or anyone you know currently invest in warehouses? 

Any input would be appreciated, thanks in advance
