Selling to current tenants, Sanford NC

I am selling a property for the first time and want to have all of my ducks in a row. 

My current tenants want to buy my house in Sanford NC. 

At this point I'm aware of:

  • Need property appraised
  • Need an offer to purchase from the tenant / potential buyer
  • Need a document stating they can occupy prior to closing (They already live there)
  • Need a real estate attorney draft the sales paperwork

Am I missing anything? Any wisdom on how to go about this process and not leave any money on the table?
