BRRRR STRATEGY PROCESS QUESTION

When following the BRRRR strategy, should I have a contractor lined up before looking at properties? Should I bring the contractor with me to look at the properties in order to get an accurate estimate of what the rehabs will cost?

It would be much appreciated if someone who has completed a BRRRR could explain the steps and order in which they executed to process.

I am having trouble organizing the steps of the process as my Agent wants to show me properties already, but I don't know how to estimate rehab cost so there is no way I can run the numbers to see if it makes sense.
