Where would say is the best in Louisiana to buy multifamily? I am just starting off. Thr FL market saturated and I am looking outside my state.

Stable long term cash flow - solid properties in high population centers
Value add opportunities - distressed properties with good potential
Potential for appreciation - High growth areas
