Please advise on CORPUS CHRISTI blocks good for investing

I was looking at Corpus Christi to invest as this is close to water. Please advise on the areas/blocks that are more desirable.

But, like any other town, there are parts that aren't so hot like central city around where they are building the new Harbor bridge. That area is mostly industrial with older homes just a few blocks from refineries. Flour Bluff, which is a peninsula in Corpus Christi that you pass through on your way to Padre Island, is doing well as there are new builds going up with some waterfront facing Oso Creek.
