I was looking at Corpus Christi to invest as this is close to water. Please advise on the areas/blocks that are more desirable.

I live on the south side and have lived in Corpus for 10 years if you need any boots on the ground. I am new to real estate investing but have been listening to the podcast and studying the forum for a couple years while getting in position financially to make an investment.
