Closing on your own primary residence.

I am trying to put a list of the only requirements needed to sell/buy a real estate property. I am considering selling my primary residence to my sister. Skipping realtors will be easy. Skipping escrow is what I am trying to learn next, well if it's even worth it. Anyone here know the requirements? My guess is the following.

1. Draft up some sort of Deed (warranty deed preferred)

2. Record this Deed at the county clerks office

3. Have sister purchase a title insurance policy.

I just want to know if it's really this simple.  This assumes her lender will be okay with transferring the money directly to me.

This may depend on the state you are selling the home in, but in Texas, we were able to sell our property to a friend with the help of the local title company.

Going to the title company is super helpful. They have state specific forms for you and the buyer to fill out and submit to this title company to complete the purchase legally and go in/or remote notary sign the closing documents.

If your sister is getting a mortgage, then the mortgage company can help her walk through other items like title insurance.
