Average Down Payment on Investment Property

Hello BP, 

I am setting my goals for 2021 (I know I know a little late) and trying to set a goal for how much I should save up for my first rental property. What is the lowest, average, and highest percentage of down payment that can be made in TX on an investment property? 

I have never bought a home, and do not plan on living in the property.

@Aaron Daniel Can I tag on to this question and ask what one should look for when making these relationships with lenders? I have a few friends in the industry, but should I be looking elsewhere to make professional-based relationships? What else is helpful to know? Thanks!
