Mostly Rented or Mostly Owned Area?

Hello!

There are some areas I have found interest in pursuing rental properties - currently multi-units. Some of the areas are mainly owner-occupied, and others are mainly renter-occupied. I do feel like I have seen a trend that the mostly rented areas tend to have lower median home value - but I am curious if for renting purposes - though home values are less - it is better to choose such areas as it seems to attract more renters as opposed to the areas which are mainly homeowner occupied?  It also makes me wonder if resale of the multi-unit property down the line would be easier in an area which is highly rented as opposed to high in homeowners - even though the values may not be as high?
