DFW advice, looking for neighbourhood to start investing

i will appreciate your advice

I am doing my research to start invest in DFW area, with rental properties and would like to receive some recommendation on where exactly will be the best place to start (max ARV 120K)

my aim is to scale it up towards approximately 10 single houses a year
