what areas in Seattle is worth investing in? Interested in buying single-family homes.

Within the city limits larger single families (6+ bedrooms) rented by the room to young professionals, and Single Families with ADU's can both cashflow quite well. Inside the city limits returns on Small Multifamily are usually quite low, but outside in Renton, Des Moines, Tukwilla, Burien, or Everett the returns tend to be better.

To answer your original question, North Seattle is a wonderful place to live (nice houses, good school districts, ect) but the rent-to-purchase price ratios tend to be better in South Seattle. Buying on the lighrail line is always a good idea.
