Buying Listed Property?
I'm new, so forgive me if this has a very obvious answer.
I've seen and been told to avoid property that is already listed under a realor...
I'm looking for flips under 75k, which dont often come up listed however ive found a few that seem within the range of what I'm looking for already listed with an agency.
Can someone explain the negative impact of buying a property like this just because its listed by a realtor?

Depends, odds are if it's fresh, pricing will be toward the high end of the market since most know what market is. If it's a great price, the listing guy already has a buyer lined up as soon as he gets the listing.
On the flip side, if it's been listed a while and is still listed, especially with reductions, they do want to sell. I'd float a low-ball if I like the property otherwise.
