Inland Empire? Thoughts?

Hey everyone, 

I live in Beaumont, CA. If you are unfamiliar, it is a small city in the Inland Empire. I was wondering if I can pick anyone's brain in regards to what they think of the IE real estate market. 

I'm very interested in your responses.

@Claratisha Davis the biggest thing to understand is that wholesaling is hard, it isn't as easy as everyone makes it seem, especially if you don't have a marketing budget.  It is also tougher here because you have a lot of competition from other investors and you have to contend with the iBuyers.  I have been sent properties by several wholesalers and most of the stuff they are finding is way out in the middle of nowhere, or is priced way too close to market prices to be worth going the wholesale route.  You can try to find properties anywhere but a wider net is going to be better.  However if I were you, I'd try to get enough saved for a house hack or something else, because without a marketing budget wholesaling may well net less than a minimum wage job on a per hour basis, it is that labor intensive here.
