Is a 100 million RE portfolio a reasonable goal?

Hello everyone, I’m currently a junior in high school. I would like an asset amount of 100 million(not necessarily net worth) around my 50s-60s. I plan on starting to invest in RE ASAP! Most likely around 20-21 if not sooner(as I have heard 2 years of work experience is needed to secure most loans). I would just like to get you guy’s thoughts on this topic as I don’t see many people talking about 9 figure portfolio goals. Thanks for any input you guys have, stay safe everyone :)

Sure why not.  But let's learn how to crawl before we run a marathon. 

1. Lets get to $10k which will teach you how to get to $50k

2. $50k will teach you how to get to $100k

3. $100k will teach you how to get to $250k

4. $250k to $500k then to $1m. 

Each accomplishment will teach you how long it took to get there, what skills you needed, and how much work to accomplish each level. 

Lofty Goals are good and you always want shoot for the stars but tangible short term goals compounded = results. It's all about action and making it happen. Best of luck on your journey!

    @Joe Fairless set a goal to control 1 billion (that’s right, with a ‘b’) in real estate before turning forty. He’s at 950 million and still has a couple of years left to go. He did pretty quickly too (less than 10 years). The way you are going to do it the quickest is by investing in multifamily real estate, partnering with the right people and learning how to syndicate and use other people’s money. The bottom line is, yes it’s possible and not too ambitious of a goal. Go for it!!!

    @Jordan Lucas Your question is good. But it is directed at the wrong group of people. In spite of everyone’s encouragement and good intentions, I doubt that anyone who responded to your question has a net worth of 100 million or has ever had that net worth before. One piece of advice from someone who does not have a net worth of 100 million dollars is to ask for financial advice from those whose financial situation is the same you would like yours to be.

    Do you want to know someone with a net worth of 100 million? David Osborn. He, along with Paul Moore, wrote the book Wealth Can’t Wait. If you want to understand the mindset of a nine figure net worth individual, spend time with them, listen to them, and read what they have written.

    @Jordan Lucas if you invested about 300,000 into cell tower and infrastructure REIT's back in 2002 you'd have about 100M not including dividends. Over long periods of time it's definitely possible especially with today's inflation expectations.

    Anything is possible. The question is, what are you going to do to achieve it? I can assure you the people with $100 million in real estate didn't just buy property without a plan and without money. Start with your goal and work backwards to determine the specific steps you'll use to achieve that goal.

    @Shiloh Lundahl nailed it. You can achieve anything you tell yourself you can achieve, but seek advice and input from those who are already there. I love your goal man! You’ll learn a lot along the way. I would suggest finding a mentor and read/learn as much as you can.

    @Jordan Lucas. You should expect hyper inflation in the US. At some point we are going to need to print a lot of money to pay off the national debt. $100 Million when you are 50 may only be like $100,000 today. Real estate is a good hedge against inflation sobre heading in the right direction. $.02

    Congrats @Jordan Lucas on thinking bigger than most people in general and especially bigger than most teenagers.

    Keep your goals AND your actions big! A great milestone in your journey which could be done very soon which is your first house-hack. 2-4 units with only 3.5% downpayment. Self manage, figure out how to add value, refinance, then rinse and repeat. BRRRR!

    Eventually, you'll get a good track record and will be able to bring in investor capital to scale the biz to a 100M Portfolio. My guess is when you're halfway there you'll change your goal into something bigger :)

    Keep in mind there's a big difference between owning $100M in RE and controlling $100M in RE.

    There are MANY syndicators who control over $100M worth of assets but aren't worth a small fraction of that.

    The assets are primarily owned by LP investors and they only own a small piece of each one of the deals.

    Focus on bottom line more than top line. You can have a 100 mil portfolio and be losing money monthly.

    @Jordan Lucas the best way to do this is over a long time and get “lucky” by owning stuff in rapidly appreciating areas.

    I live in a large apartment complex, surrounded by other large apartment complexes (100 plus units each).

    They are all owned and managed by the same company, which in turn is owned by 1 person. Not a group, not a syndication, one person.

    This individual owns around 1000 apartments in addition to commercial buildings.

    I think it’s pretty easy to say that his portfolio is in excess of 100M (gross value).

    From what I’ve been able to read about him, he developed most of what he owns (built it himself) and got started building custom spec homes.

    He’s been doing this for just shy of 50 years and when he built where I live now, it was Avery different place.

    So there you go, takes 45-50 years, build the stuff you own and get some appreciation.

    Is it possible? Sure. Is it likely? Not really, but neither is becoming a simple millionaire

    With regards to Goals the only Goal that is reasonable is the one that compels you to take massive action.

    I would suggest focusing on cash flow, return on equity and net worth.

    Asset value is arbitrary (kind of) and not a measure of anything other than what’s in the definition.

    Cash flow is how much money ends up in your bank account after paying all the bills. Isn’t that more important?

    I mean, you could have $100 million in assets but if your net worth, cash flow and returns are negative, who cares?

    Now, if you decide to adjust your goals to hit $100MM of net worth, THAT is a different story and you could take one hundred million different paths to get there.
