BRRRRing with HMLs & Generous Friends

Hey everyone,

So I'm in the process of purchasing a rental property through a HML. They want me to put 15% down and If I have a friend who is willing to help out with the 15% down. Has anyone done it this way before? If so, how did you pay them back? It's quite a bit of money to be paid over a long period of time. Granted I would ensure to pay them back ASAP on a timeframe we can negotiate with some interest. Just curious to know if anyone has done it this way before.
