Digitalizing the house purchase & escrow process

Dear community,

I am looking into some business opportunities. I would like to digitalize escrow services so that people do not need to set up an escrow account anymore but can do all of the paperwork online. The money would also be automatically transferred after the transaction.

Alternatively, I could imagine that the 1031 exchange could be totally digitalized. Thus, it would not be the sketchy process it is right now. Does any of you have experience in 1031 exchanges and is willing to share it?
