Lease Option Viable Strategy in 2020?

Hi I’m currently researching on the legalities pertaining to lease-option deals. I’ve searched bigger pockets forums and have read through blog postings, but can’t find any information thats current. I’ve read the “Safe Act and Dodd Frank Act” and will go over it again after this post.

My concern really is if it’s still a viable source to rely on in real estate investing? I hear/read discussions from both parties concerns revolving around lease option. Any information that can shed light on this topic is greatly appreciated, thank you.
