Appraisal question newbie

Posted

Im getting an apprisial done. I had the appraisal person ask me for the appraisal report from an appraisal I had done 1 year prior. Is this legal? What should I do? I feel this will make the current apprasial biased.

I don’t THINK his major point was the legality. It sounded like he was worried the previous appraisal would influence the new one. I’ve had the same worry about the sales price in a contract influencing the appraisal.

In my example I discounted my house to a friend’s father for not using a realtor. I was afraid my lower contract price would cause the appraiser to appraise the house closer to my lower contract price and make my friend’s dad feel like he was getting a very good deal.

(Imagine writing up a contract for a $450k house to a friend for $400k and the appraisal comes back at $425k so the appraiser covers all their bases without making any enemies but the buyer thinks they got a worse deal if they thought it was worth $450k.)

I’ve only bought a couple dozen houses, nothing close to what a realtor sees. But, all but one of them came in 1-10% over the contract price.
