Selling Airbnb Business

I currently have 8 homes used as Airbnb rentals. I'd like to sell the Airbnb business and all of the contents/furnishings inside the home as well as turn over all the existing reservations and rent the homes out to the buyer of my business. Just curious how I should calculate a valuation. Any recommendations?
