Sanger, CA (Fresno area) Property Help?

I received an off market lead on a 3/2 SFH in the NW part of Sanger, CA (which is near the Fresno, California). The house appears in very good condition, but I'm curious if someone can give me guidance on the area as I do not know it. The owner is looking to move in 6-8 weeks so they can clear out quite a bit of knick-knacks (apparently not a hoarder)...which are probably the main reason they do not want to list it with a Realtor. Is the wholesale market strong there? Rental market? Just seeing if I have anything worth moving forward on.

They are wanting around 80% of the value I could find thru a quick search on local (and unreliable) websites.
