Real Estate Attorney & Off Market Transaction Recommendations

Howdy BP,

I am working with a homeowner directly to purchase an off-market, single family home in Austin, TX.  I have contacted two real estate attorneys to help with contract process and do not feel 100% confident after speaking with them.. 

Do you have experience with off-market transactions like this - can you help with any of the below? 

- Real estate attorneys that you would recommend?  

- Real Estate agents that help with a transaction for a flat fee, as opposed to percentage of transaction?  The property is identified, negotiations settled, title company selected, just looking for guidance on the operational and legal components of the transaction.

- Afford 10 minutes of talk time to discuss the process more broadly, educating a relatively new investor?  This will be my 6th RE transaction, 1st time finding the deal and pushing forward on my own without a realtor.

I appreciate any guidance and recommendations.  Let me know if you have questions or want to know more details!

Lawyers sell time.

Real estate agents cannot give legal advice.

There are a ton of RE meetings in Texas posted to BP, fb groups, and meetup.com.  Face-to-face is always best.  If you are in Austin on Thursday, there's a pretty good group that meets in the Domain for lunch.

If you've done 5 other transactions, this should look like the others.  Title should be able to guide you, too.  If it is a matter of owner financing or sub-2, my office drafts docs.  If you let title draft those, they will hire an attorney that represents the title company, not you or the seller. YMMV.
