Buyer wants to purchase my LLC

I have my property in contract in Columbus Ohio and the buyers wants to also buy my LLC. I know this isn't entirely out of the ordinary but just wanted to see if there is anything in particular I should look out for or put into the contract? Thanks in advance.

    Buyer is crazy... sell it to him. 

    Since people are going to ask why I say the buyer is crazy: Because he's buying the LLC's liabilities... all the way back to the day the LLC was formed.

    So why would a buyer do this? My best guess is that he's probably trying to avoid/reduce taxes.
