Subject To or Lease to Purchase

Hello BP family.  I have a question about Subject To's and Lease options.  I have a seller who is about $9k behind on his mortgage payments and he is dead broke.  The house needs about 10k in repair, but I think it's still livable for a tenant.  He owes $129,000+ back mortgage and the house is worth $159,000.  I would like to help him while also making a profit for myself. What are my options.  I am grateful for any advice
