Delayed Financing....Cash out Refi

Aloha BP members

Has anyone done "delayed financing" to cash-out refinance right away instead of waiting for the property to be seasoned?  What are the pros and cons of this type of financing?  Mahalo in advance for any feedback...much appreciated
