Using Private Money from a SD IRA

I am new to BP Pro and I wanted to speak with someone to understand how I setup a fix/flip trtransaction partially funded with money from a private money lenders SD IRA . Specifically, how do I capture an interest rate ROI for the money they contribute vs. paying them a porportionate share of the final profits when the property "flips" or is sold after the rehab.
