Looking to start in out-of-state real estate!

I’m a new BP member and am looking to start investing out-of-state. I have about 100K saved up and ready to go. I live in Southern California where that might stretch to 1 or 2 properties. I’m serious about pursuing this and have done my reading prior too. Does anybody have any recommendations of areas or realtors that are investor friendly and willing to help? Thank you!
