Probate help in Miami Florida

Hi! So I have a homeowner who has been maintaining and taking care of her mother's property since 1981 which is when her mother passed away. Taxes are up to date and there are no known liens or violations.  For her to legally sell it she has to get it into her name, it's still in her mothers name.  Has anyone dealt with a similar issue before?

I spoke to a few probate attorneys here in Miami who all seemed to tell me something different.  The few things they all mentioned though was that she would need a copy of her mothers death certificate and that the process would take at least about a month.  She has a younger sister, so I know legally she would be entitled to half the proceeds of the property if sold, we are both aware of that much.  Her mother according to the homeowner also left no will.

Any help/feedback on potential process and costs would be awesome! Thanks!
