Is it a good price based on area comps?

If comps are $180- 205 , is a purchase price of $172,500. a good buy? 

It is already remodeled so no work needs to be done on the inside, just power wash outside .

It is a 3 Br, 1 bath SFH. Once rented, monthly cash flow of $344 . 9.86% COC ROI
