What to do with 200k to maximize cash flow

Hi everyone,

If you had 200k in cash and wanted to create a maximal cash flow positive investment, what would you do? And where would you do it?

Any advice would be appreciated, thanks in advance!

If your looking to be passive I would invest in mortgage notes. I am bias in this as full disclosure this is my investment strategy after having rentals and doing new builds. I can do this from anywhere, don’t get calls about repairs needing to be done and get double digit returns with 50%+ equity in the properties.
