Are mobile homes a good investment?

Hi BP. I️ was wondering what everyone’s opinion was in regards to buying and holding mobile homes as an investment. I️ currently have one that I️ bought for $5,000, put $4,000 of work into it ($9,000 all in) and it rents for $850 a month. Lot rent is $296, and cash flow is about $415 a month. I’ve only had it for one month, so I️ don’t want to be too optimistic. What does everyone think about investing in mobile homes? Worth it or not?
