I was doing a late night service call for a regular customer at their house . The wifes mother passed away and she said they were going over to her house to do some cleaning this weekend . She asked me If I was looking for another rental by any chance . I asked her how much ?  She tells me and I tell her I will be over Sunday to look .  Its 5 doors down from another I own .  Price is $75K less than the comps . 

Forgot to post the other day, but I went there today . A small 2 bedroom 700 sq ft . needs paint and the basement cleaned . new heat pump , roof , kitchen and windows . Attached 3 season sunroom . She asked 160K I offered 150K and agreed on 153K .  Class b plus neighborhood , the second best school district in the county and 2 blocks from a rental already have . I settle in 2 weeks . Rent will be $ 1500 .  To get it ready will be a month or less .
