Chester County, PA - Parksburg

Hi BP.  I am a small-scale buy and hold investor from Chester County, primarily focused on single family, condos and small multi-family units.  I have generally concentrated on the West Chester, Downingtown and Phoenixville areas of Chester County, PA, when looking for properties.  As with many areas of Chester County (and the country overall), finding deals has become more difficult (at least for me).  

I wanted to see if anyone had any thoughts or experience investing in Parksburg, PA.  Based on an initial look here are the pros and cons:

Pros: Better overall numbers than what I have been able to find in the other areas; Good school district; Close to where I live so I cam manage myself (for now).

Cons: High Taxes (but the numbers still look better); Tenant quality would likely be a step down from my current units; Less appreciation.  

I will obviously do a great deal more research and spend some time walking the town before I consider any investments in Parksburg, but an thoughts are much appreciated.
