How big should your emergency fund be per unit?

Just curious as to how much you guys are keeping in your emergency fund per door, unit, etc... for cap-ex, vacancies, repairs...? I've been putting away a certain percentage ea month, but at what point can I skim the top to use for another down payment on another unit? How low can I take the emergency fund? I currently have 3 SFH's that are worth 140 average and am ready for another. We put all rent money back into the rentals and we live off our regular 9-5's And actually if something were to happen we could just pay out of our regular income, but want to make sure the rentals can take care of themselves. Thanks for your input, Scott
