Lease with Option to Buy

Is anybody doing lease with option to buy strategy in the Maryland area for buying and selling real estate.  I know the concept, but never used it before.  I am a licensed realtor and investor.  The sellers and buyers must be REALLY motivated.  Are sellers really eager to do this strategy.    I'm thinking "no" but just checking.  Thank you for any input!
