THDA down payment assistance

The THDA has a pretty awesome program that will help a few of you out and you should look  into it if you are planning on buying and living in a single family house for a while or buying and living in a Quadplex.  

The program covers most of the Clarksville TN area (except for the 37043 area code ) and some other parts of the state.  It gives you $15k to use towards downpayment, closing cost.  It is 100% forgiven after 10 years.  So if you are looking to live in a multi-family home, this could offset a lot of your out of pocket expenses.  

Here is the link to the program and it explains most of the details.  If it works for you, awesome.  Unfortunately it doesn't work for where I am looking to buy my new home (37043).  I have had clients use it to buy duplexes and SF homes and it's pretty straight forward and easy but the catch is, you have to live in the property so it won't work for professional investors.
