Beach rentals in the Eastern Shore/Ocean City market

Any BP members have experience investing in the greater Ocean City, Maryland area? My wife and I have grown more interested in a vacation rentals/Airbnb/VRBO/short term rentals. The Atlantic coast shores attract many beach comers from Memorial Day to Labor Day. I am continuing to do research on the Eastern Shore area however would be interested in networking with other investors active in this market. Few questions: •Any suggestions on creating income in the off season? •Is there a maximum distance for owning a productive rental outside the commercial district (i.e. Entertainment, boardwalk, restaurants...)? Berlin, Assateague... •If we were to purchase a condo rental in smaller buildings with HOA fees, beside the flat fee should I anticipate additional charges if a large capital expenditure should arise? •Should we be looking at a vacation rental that would provide more consistent income year round? •Open to any general comments or feedback.
