Refinancing time line

What is a reasonable timeline for refinancing an existing loan.. 10 year balloon due.. looking at new lenders.. 90 days? 120 days? a year? don't want to cut it down to the wire.. and what happens if there is  no loan in place when old loan expires? forced sale? or extension to obtain anew loan? property is cash flowing and 100% capacity
