Hi, everyone. I'm looking for insight on a property I might be buying through my IRA with a 50% loan. That means no immediate tax benefits. Please see the link below for my assumptions. Am I anywhere in the ballpark and is this an investment you would make? I would also self-manage and the city is about an hour from my home in Durango. How much would that affect your decision? Thank you!
