"Subject to" Mortgage Takeover

Quick Question on Subject too...I understand all of the positives and negatives...But in terms of the actual process, if a buyer takes over the existing loan of the seller, does the buyer actually write checks to the bank for the mortgage, or just write checks to the seller who then pays the bank?
