Dont have enough for down payment

Hello, I am new to this forum and needed a bit of guidance. I have owned this apartment which has been currently rented for a few years now but now I am looking to buy a property of my own.  However, I don;t have enough for a down payment on a property for me at the moment. What would be my best option?

Is the apartment owner occupied and or is the property you want to buy going to be O/O? If the apartment is an investment property I would suggest a cash out-refi. That way you would have large enough of a down payment to purchase the home. Most hard money lenders do up to 65% of the actual market value. Hope this helps some..
