Auction.com - Occupied Bank Owned or Forclosure Sale

When I look at potential properties on Auction.com I see a decent amount of potential deals.  Some of them are enticing because they are occupied multi-family forclosures or bank owned sales.

One of the transaction details is  "This property is reported to be occupied and buyer is responsible for obtaining possession."

Is there any slick way to determine if the current occupants have a rental payment history?  Is there any slick way of determining what the rent is and if any of the occupants are the current owners?

The reason why I am asking is that I want to avoid purchasing an occupied house with squatters or tenants that aren't paying rent.  I wouldn't want to have to evict the current occupants immediately after purchase.
