Deltona FL (Or Other Areas) For Orlando Area Buy and Hold?

I'm interested in picking up a home in the Orlando area (seeking home in the under $140K range with ~1% ratio in an area of potential growth) and will be meeting with a turnkey company that focuses primarily on the Deltona FL area during my trip. Before viewing, I wanted to pick the brains of those in the know so I could enter with a variety of opinions.

A few questions for those who know the area:

  • How are vacancy rates in Deltona?
  • What are your thoughts on this area for buy and hold?
  • Are Orlando property management companies willing to manage in Deltona?
  • If you were to invest in a home under $130K in the area, what sub-market of Orlando would you focus your attention on?
  • Anything else to be aware of?
