Today's Buy and Hold Investments

Hello All, 

I have been networking with a lot of investors in NYC that like to buy in Philadelphia. One common theme that I've noticed more and more with the people I've met is that most of these investors are not interested in buy and hold projects. Many of these New York investors are looking for short term deals; whether it be fix and flip, or something that they can buy, rehab, get up to maximum performance with rents and then get out of it in a couple years. Do any of you have an opinion on this? Could it be a coincidence or is there a certain trend in the market that is making these investors avoid long term buy and holds?

Also, if you are an investor that likes to buy and hold, what in your opinion is the safest investment? Do you like to purchase large multi-family deals, medical centers, office buildings? And what is the target market in regards to Philadelphia? I look forward to reviewing some responses.
