looking for investor friendly title companies in georgia

Hi,

Seller accepted my offer in homesearch.com and the house is in Augusta,GA. This is my first deal. can any one suggest me, what is the process? I got a mail from them asking these details

(Buyer’s Agent ,

Title Company Information/Preferred Title Company.Please select Buyer or Seller from the dropdown menu. If you choose your own preferred title company, please complete all information for your title company. If you want to use a title company recommended by Seller, we will add the title company information for you. (For properties where title is conveyed by special warranty deed, if Buyer agrees to use the escrow/closing agent and title insurance company recommended by Seller, then Seller shall furnish to Buyer an owner's policy of title insurance at Seller's expense, dated as of the closing date. Otherwise, Buyer agrees to purchase an owner’s policy of title insurance at Buyer’s expense)

1) which one i need to go select seller title company or from my side. If from my side can anyone tell me investor friendly title companies Augusta,GA who will do double closing also.

2) What about Buyer agent? he/she will do everything from starting to closing.

@Account Closed is right. You cannot use the C Buyer's funds to pay off the A Seller. You have to come to the table with your own funding.
