Residential Purchase Agreement for FSBO?

Hello, 

I am an agent in California. 

I would like to buy a house as an investor from a seller, without ANY agents involved. 

I have personal contracts, but I would rather use the CAR Forms to be more safe. 

As an agent/investor, what would you say are the pros/cons of using a standard CAR rpa?

I don't understand the need for a personal contract when you can be much more protected. 

Also, if I go the official route of using standard CAR rpa, what parts of the document would I take out (i.e. one of the last pages that has the agent signatures - since there aren't any), and what other documents would you INCLUDE, so that the seller knows you are an agent, but not acting as one.

When you fill out the RPA, include a "Seller Non-Agency Agreement" (C.A.R. form SNA). 

As a licensed agent, I would not use anything besides a CAR form. You are presumed to have explicit knowledge of real estate, and with the Seller not being represented by their own Realtor, you want to cover your bases as much as you can. Don't need to leave out any parts of the Purchase Agreement.

If their is no listing on the property, their is no commissions due any brokerage. The only part you want to verify is your agreement with your brokerage regarding purchases such as these.

You must disclose that you are a licensed Realtor.
